Arden has been designed for straightforward home extensions that are likely to be built under Permitted Development Rights. Before purchasing, please take a moment to check that your project is suitable.
Depending on your property and location, your project may also require a measured survey, planning-related applications (such as a Lawful Development Certificate), and Building Control approval. If you're unsure whether your project qualifies, we recommend speaking to your local planning authority or obtaining independent professional advice before purchasing.
Additional Professional Services
We've completed as much of the design work as possible in advance. However, because every home is different, there are a small number of site-specific services that cannot be included within the Arden package.
These typically include:

Structural Engineering – to design the knock-through steelwork, specify foundations appropriate to your site and advise on structural alterations to your existing property.

SAP & Energy Calculations – to prepare the property-specific energy assessment required for Building Regulations compliance.

Drainage Design (where required) – where your proposed extension affects existing drainage or public sewers, additional drainage design or approvals may be required.
These services are specific to your property and therefore cannot be prepared in advance.

Arden Petit has been designed to suit many terraced, semi-detached and detached homes. Our Planning & Permitted Development Guide explains how to determine whether the 3m or 4m option is most appropriate for your property. The guidelines state 3m for attached homes and 4m for detached.
Both options share the same architectural language and detailing. The 4m version provides additional internal space but may require Prior Approval or Planning Permission depending on your property.
